Zaczynając od początku, zima na rynku nieruchomości nie wpływa znacząco na sprzedaż samych nieruchomości. Natomiast jeśli skupimy się tylko na działkach budowlanych, to okres ten jest pewnego rodzaju zwolnieniem przed wiosennym i letnim wzrostem zainteresowania kupnem własnego terenu pod dom. Z czego wynika fakt, że zainteresowanie zakupem działki zimą jest mniejsze? Na co należy zwrócić uwagę i co jest ważne podczas zakupu działki właśnie w okresie zimowym?
Przede wszystkim warunki atmosferyczne
Nie jest niczym odkrywczym stwierdzenie, że zimą niechętnie wybieramy się na oględziny działek. Ma to związek przede wszystkim z warunkami atmosferycznymi, temperaturą, w optymistycznej wersji ze śniegiem, a w mniej optymistycznej z błotem czy wodą. Porównując to z wersją letnią, nie jest to najchętniej wybierany okres na oględziny kilku działek w myśl działania – jedna po drugiej.
Zakup działki budowlanej zimą – możliwości i ograniczenia
Zima to również pewnego rodzaju ograniczenia i możliwości. Jednym z plusów oglądania działki w tym okresie może być fakt, że o ile latem może być nam ciężko obejrzeć działkę, która jest zarośnięta różnego rodzaju drzewami czy zaroślami, o tyle w zimie staje się ona bardziej dostępna pod tym względem, a brak zarośniętego gruntu sprawia, że działka jest bardziej przejrzysta. Kiedy latem ciężko nam będzie dojrzeć, co jest za drzewami, zimą sprawdzimy to bez problemu. Nie dość, że zobaczymy dalszą część działki, to również jest większa szansa, że tam po prostu dojdziemy.
Innym ograniczeniem może być fakt, że gleba będzie po prostu zamarznięta. Dlaczego jest to minus? Przecież po zamarzniętym terenie prościej się poruszać. Tymczasem zamarznięty teren może uniemożliwić nam stwierdzenie, czy działka, która nas interesuje, nie znajduje się np. na terenie podmokłym. O ile tereny zalewowe sprawdzimy w miejscowym planie zagospodarowania przestrzennego danego terenu lub w studium uwarunkowań (tutaj zapraszam do mojego artykułu pt. „Jak czytać miejscowe plany zagospodarowania przestrzennego”), o tyle, jeśli teren ten nie jest oznaczony w miejscowym planie zagospodarowania przestrzennego, to właśnie wizja lokalna często ten fakt nam wyjaśnia, bo możemy to dojrzeć. Spacerując po działce w cieplejszych porach roku, możemy zauważyć, czy gleba jest nasiąknięta wodą, a w zimie może być już z tym problem.
Śnieg w aurze zimowej prezentuje się zdecydowanie lepiej niż zima przy lekko dodatniej temperaturze. O ile w okresie od wiosny do późnej jesieni, a nawet wczesnej zimy jesteśmy w stanie określić teren, o tyle pod pokrywą śniegu nie jest to już tak proste. Dodatkowo samo ustalenie granic może być trudniejsze, jeśli działka pokryta jest śniegiem.
Zima to również ograniczenia w związku z długością dnia. Wiele osób poszukujących działki to osoby pracujące w godzinach od 8:00 do 16:00, w związku z tym ciężko jest obejrzeć działkę po pracy. O ile temperatura na zewnątrz utrzymuje się na minusie, o tyle przy dodatniej temperaturze poruszanie się po błocie ani nie zachęca, ani też nie ułatwia oględzin działki.
Prezentacja nieruchomości, czyli aspekt wizualny
Kwestia wizualna może wydawać się mniej ważna niż aspekt techniczny nieruchomości, natomiast często to właśnie aspekt wizualny, czyli to, jak działka się prezentuje, w dużej mierze wpływa na to, czy ktoś decyduje się zobaczyć i sprawdzić nieruchomość, niezależnie czy jest to sprzedaż mieszkania, domu czy też działki. Dlatego działka zaprezentowana za pomocą niewłaściwie zrobionych zdjęć, wykonanych w nieodpowiedniej porze może nas nie zachęcać nawet do sprawdzenia jej przez Internet. Na co składają się powyższe czynniki?
Między innymi na zainteresowanie. Sumując: każdy z wymienionych powyżej czynników wpływa przede wszystkim na zainteresowanie działkami budowlanymi w zimie. Samo znalezienie nieruchomości w Internecie nie jest problematyczne, ale znalezienie czasu po pracy, najczęściej w weekend, kiedy działkę możemy obejrzeć tylko za dnia, może sprawić już trochę problemów. Zwłaszcza jeśli jest to wizja oględzin lokalnej działki w niekoniecznie najlepszych warunkach atmosferycznych i z utrudnionym dojazdem. Stąd też zainteresowanie zakupem działki zimą jest po prostu mniejsze.
A jeśli zainteresowanie spada, to…
To spada oczywiście cena działki. Często działki w okresie zimowym są po prostu tańsze. Jeżeli decydujemy się na sprzedaż w zimie, musimy wziąć pod uwagę, że zainteresowanie wzrasta wraz z rozpoczęciem się cieplejszych dni.
